Service Agreement


Smart homeowners agree – it’s cheaper to prevent a problem than to fix one. A Maintenance Service Agreement gives you the security of knowing that your HVAC system is always in prime working condition – and that you are covered if any sudden problems arise.

Chances are, your heating and cooling system is the most important (and expensive) piece of machinery in your home. In fact, it’s probably also the largest consumer of energy! For such an important piece of equipment, an HVAC unit often doesn’t receive the regular attention that it needs to operate properly. When that happens, the expense of repair and replacement can become overwhelming.

A bi-annual checkup of your unit can eliminate the most common preventable problems before they have a chance to take a bite out of your budget. However, even the best maintenance can’t prevent all problems from occurring. That’s why we automatically give service priority to customers with Maintenance Service Agreement, along with a 15% discount on all repair work.

A Standard Maintenance Service Agreement Includes the Following:


- Heating Cycle Check
- Calibrate and adjust the thermostat
- Test safety controls
- Clean burners for efficiency
- Calibrate gas valve
- Check defrost controls (if applicable)
- Lubricate all moving parts (if applicable)
- Check and tighten all wiring connections
- Check, clean, or replace standard 1” filter(s)
- Check for gas leaks in the furnace
- Inspect the flue pipe for obstruction
- Inspect the heat exchanger for rust or cracking
- Turn exposed dampers to heating position, if marked (no  balancing)
- Adjust the pressure regulator
- Check that the crankcase heater is operating (if applicable)
- Check ignitor operation
- Cooling Cycle Check
- Check refrigerant operating pressures
- Check voltage and amperage to all motors with a meter
- Check air temperature drop across the evaporator coil
- Check start and run capacitors for proper voltage
- Check evaporator superheat or subcooling
- Lubricate all moving parts (if applicable)
- Purge/Clean condensate drain line (No warranty)
- Check, clean, or replace standard 1” filter(s)
- Check pressure switch cut-out settings
- Check electrical lock-out circuits
- Check and clean contactors
- Check all wiring and connections
- Calibrate thermostat
- Clean out primary and emergency drain pans (No warranty)
Turn exposed dampers to the cooling position, if marked (No balancing).

- *Chemical cleaning of the coil extra.

Remember, your system will get all this attention… twice a year!

In the long run, a Maintenance Service Agreement will cost only a fraction of the price of the service visits and replacements that could have been prevented. You change the oil in your car; you run anti-virus programs on your computer… and likewise, you should take basic measures to ensure the long-term health of your heating and cooling system.
